Why Project Quoin exists
Many industries improve because people share what they learn. Real estate often keeps information private or sells access to it. Project Quoin is my contribution to making research easier to access, so more people can ask better questions and improve how we live and work.
Lafayette Centre credit cycle
30 servicer-remittance periods for the $243.0M whole loan, from February 2024 through July 2026.
Upper lane: maximum days delinquent with a 60-day threshold. Lower lane: combined P&I advances outstanding. Focus a point for period detail.
June–August 2024 escalation. Delinquency rose from 62 to 123 days while P&I advances accumulated to $2.93M.

Each row is a combined whole-loan observation across the three pari-passu notes. Reporting periods are servicer remittance dates.
Quoin keeps the relationships intact so an analyst can move from an aggregate trend to the exact loans, deals, and source events behind it.
What an analyst can ask
- Which loans face maturity or extension risk in the next 12 months, and how have their DSCR, LTV, debt yield, occupancy, and delinquency changed?
- Which deals have the highest office exposure, top-10 loan concentration, or deterioration in property performance?
- Trace special servicing, modification, appraisal reduction, liquidation, and loss severity back to the remittance history.
